Minutes of Meeting

Board Meeting

The monthly meeting of the Fairwood West Homeowners Association Board of Trustees was called to order at 7:05 pm on Thursday May 9th, 2013.  Trustees in attendance were Adrian Ryneveld, Ray Byrd, David Seely, Eileen Richards, Christine Sylvia, and Brandy Bradford.  Also in attendance was Barb Simeona, Association Bookkeeper.

~ MONTHLY REMINDERS ~

Any changes to the outside of your home must have an
approved architectural control form on file prior to work being
done on the home.

The Annual Garage Sale will be June 28th – June 30th.

Renton Fire Department – No representative present to report.

Homeowner Appeals – There were no owners in attendance to appeal. 

Community Events – The Annual Garage Sale is the last weekend in June.  Eileen will be putting the signs and banners up.

Eileen turned in her receipts from the Easter Egg Hunt

Pride-In-Ownership – It was moved, 2nd and approved to allocate $100 towards pride in ownership gift cards.

Five homes were nominated for pride in ownership review. 

Adrian reported on his conversation with a FW West landlord who voiced his appreciation for the help the Board provided in getting rid of a bad renter.  It was noted that the neighbors were happy with the outcome.

Minutes Of The Previous Meeting – A motion was made, 2nd and approved to accept the April 2013 minutes as presented.

Financial Report – Barb Simeona presented the financial report.  It was accepted as presented.

Treasurer’s Report Ray Byrd reported he did some checking on interest rates.  Qualstar offered a better rate if the current CD coming due was rolled into a 2-year.  He rolled the CD at Qualstar.

Architectural Control – No new requests.

Common Properties – Adrian Ryneveld reported on the Molasses Creek Issue.  King County is currently in the Engineering/Evaluation phase.

Adrian reported on the playground equipment.  The equipment is being refurbished at the factory.  Brandy will contact the company to get a completion date.

There was a report on bids for cleaning up the front entryway rock/signage.  Brickman did not present a revised bid. There was a bid received from Blood, Sweat and Cheers Landscaping for a total of $1,196.50.  Eileen will be the contact person on this project.

A motion was made, 2nd and approved to allocate $500 as a down payment and approve the bid with Blood, Sweat and Cheers Landscaping with a revised completion date of June 15th, 2013.

Christine suggested that perhaps a privacy screen of plants be put in the entryway on the North side so there is a break between the common area and the home there.  She will talk with the current owners of the house in question.

Eileen noted she used the left over East Egg money to buy plants for the park planters.

Covenant Enforcement – The Board reviewed the homes in violation and the responses received.  It was agreed to begin fining two homes.

Eileen reported that she cut the grass on Lot #4102. It was agreed that we need to obtain bids for lawn maintenance of abandoned/foreclosed homes.  She will obtain a bid for the company that is going to clean up the rock/signage in the front entryway.

Renter Enforcement – Nothing new to report.

Unfinished Business – Outstanding action items were reviewed.

New Business – David Seely notified the Board that he is officially resigning his position because he has sold his home and is moving out of the neighborhood. 

The meeting adjourned at 8:30 p.m. after a motion was made, 2nd and approved to adjourn.

The next two monthly meetings of the Fairwood West Homeowners Association will be held on Thursday June 20th,  2013 in the sanctuary and Thursday July 25th, 2013 in the portable building both at 7:00 p.m., at the Nativity Lutheran Church, 17707 140th SE.
